​Overview of Heritage Commons Association

​Heritage Commons is a neighborhood of zero lot-line townhouses in Grand Rapids, Michigan, located just south of downtown and adjacent to the Heritage Hill historic district. Construction of the forty-four brick homes began in 1977 as a forward-thinking urban renewal development  The Heritage Commons Association (HCA) that formed to serve this community designated the town homes, right from the start, to be owner occupied only.  The Heritage Commons has always been, and remains to this day, a non-rental community. 

The homes are privately owned, owner occupied and owner maintained. Homeowners within the development collectively make up the Heritage Commons Association. This not-for-profit neighborhood association is represented by a Board of Directors made up of volunteers elected from the membership. Different from a condominium association, (these townhomes are not condominiums) the Heritage Commons Association is tasked with upholding standards of exterior appearance of the homes, and with maintaining Heritage Commons Park, a private park owned by the Association for the use of the residents and their guests.  While HCA operational costs are modest the HCA Board serves in an administrative capacity and ensures communications among homeowners.  All town home owners have a voice in the HCA.

40 Years Later, Heritage Commons Project Remains a Viable Community for Downtown Living

​Underneath the obvious appeal of these townhouses, which are clearly in the “right place at the right time” and illustrate the “less is more” in layout and design, is the composition of homeowners.  Through no systematic, urban strategy, Heritage Commons represents neighborhood diversity that might better be a sociology study for the textbooks.   Nothing could have orchestrated the diversity that this community has represented, nor predicted the economic value these townhouses have maintained.  Heritage Commons has experienced typical turnover in homeowners, but many are long-time residents.  For the more recent residents, however, Heritage Commons is a choice location and a great place to live.

Heritage Commons is located one block south of the Wealthy/Lafayette SE intersection; approximately 1 mile East from US 131.

Downtown Grand Rapids is an approximate 10 minute walk away from the Heritage Commons area.

Heritage Commons is centrally located to other areas of Grand Rapids as well.
