Q. Are the homes in Heritage Commons condominiums?
A. No. The Heritage Commons homes are zero lot line townhouses.  (A definition of zero lot line - A form of housing where individual units are on separate lots, but are attached to one another.)

Q. What is the difference between a zero lot line townhouse and a condominium?
A.
When you buy a zero lot line town home, you own the land below it, the building itself, plus the sky above it. When you buy a condominium, you buy the space within your unit. You don't own the building or the land underneath the building, rather you have a shared ownership of the buildings and land with other condo owners in the community.

Q. When are my Association payments due and where can I send my payment?
A.
Association payments are due annually in March of the current year. Billing statements are sent out to all homeowners in mid January to early February. Payments can be dropped off or mailed to the Heritage Commons Treasurer - Jeni Verplank - 212 Heritage Commons SE, Grand Rapids, MI 49503

Q. How are the townhouses within Heritage Commons insured?
A.
Each townhouse must be insured individually by its owner(s), through a standard homeowners policy that covers the lot, the structure and the contents.

Q. When will the Board of Directors be meeting?
A.
The meeting dates for the HCA Board of Directors will be posted on this website.

Q.  Can I rent out my townhouse?
A.  The HCA bylaws forbid the townhouses from being rental properties of the owner.  There are provisions in the bylaws, however, that do permit temporary rental situations.  Refer to Article X of the HCA bylaws or consult with one of the HCA Board members.
